Tenant Fees (1st March 2019)

Non-refundable Tenancy Preparation Fee £175.00 inc VAT
(For each individual prospective tenant to cover all of the administration for setting up the tenancy, including referencing, preparation of the tenancy agreement and all other legal documentation and related correspondence) 


Non-refundable Guarantor Referencing Fee £75.00 inc VAT
(For each individual Guarantor (if applicable)


Holding Deposit equivalent to 1 week's rent: Example £1000 per calendar month rent = £230.76 holding deposit
(Credited toward initial rent on commencement of tenancy)
(Subject to deductions to cover reasonable disbursements or losses incurred by the landlord if the tenant does not proceed or fails reference checks)


Check-out on termination of tenancy prior to 1st June 2020 (see below)

Early Re-letting Fees

In the event that a tenant should require to terminate their tenancy early, other than as facilitated under the terms of the tenancy agreement, and should their landlord agree to release the tenant from the contract subject to securing a new tenant, the landlord will be liable to pay jdm Lettings fees for the additional work of re-letting the property, which the landlord is entitled to recover from the tenant.

The fees would include the following costs:
New tenancy agreement £100 inc VAT
Inventory check-in up to £150 depending on the size of the property
Deposit registration £60 inc VAT
Letting commission equal to 6% inc VAT of the rent for the remaining term of the tenancy, calculated from the date of commencement of the new tenancy.
Example: Rent £1000pcm X 3 months remaining term X 6% = £180 inc VAT   


jdm Lettings are a member of ARLA client money protection scheme, and the Property Ombudsman redress scheme
